Paddock View is a very special home. Situated down a quiet country lane, this stylish and modern property features five bedrooms, four bathrooms, a luxury open plan kitchen, formal and family living areas, and beautifully landscaped gardens. It’s a unique property in a great location, offering a wonderful lifestyle for its new owners.
The first thing you’ll notice about this house is the amount of natural light, which floods the home from all directions at different times of the day, streaming through the enormous windows. The second thing you’ll notice is the simply breathtaking views across the Berkshire countryside and the world famous horse-racing gallops of Lambourn.
Paddock View was formerly a small bungalow which was converted into a modern family home in 2015. The current owners have put the finishing touches on the renovations and have spared no expense. Fixtures and fittings are all top notch: from the bamboo floors in the formal sitting room to the Italian porcelain tiles, Corian work surfaces and designer appliances in the kitchen, every detail has been given careful thought. There’s a wonderful connection to the outside in this home thanks to the huge windows, which have been positioned to make the most of the beautiful views.
The house has been well designed to provide the kind of modern, open plan living that we have come to expect, and effortlessly combines large sociable spaces with more formal areas and private rooms. Guests can be accommodated in their own wing, and there is also a small annex area with two rooms and its own bathroom and a private door – great for a nanny, granny or a teenager wanting some private space.
Enter this lovely home through a large oak door into a light-filled entrance hall with a show-stopping glass and oak staircase and light feature. Double oak doors to your left lead into the main living areas, offering an incredible 1500 square feet of flexible, open plan living space.
The jaw-dropping view of the Berkshire Downs dominates the space in the elegant formal sitting room, where you can enjoy your morning coffee in front of the huge picture window, watching the racehorses on the gallops. There are also French doors from this room leading onto a raised patio area at the front of the house. The current owner enjoys playing her grand piano in this room in the mornings when the light is at its very best.
A double aspect feature fireplace separates the sitting room from the formal dining area, which in turn opens into the stunning kitchen and family room, with vaulted ceilings, another huge window and bifold doors which fold all the way back in the summer for inside/outside entertaining. This is a space made for wonderful parties but is equally a cosy area to eat, watch TV on the squishy sofas and relax with the family.
The sleek and luxurious kitchen, designed by In-toto, has a striking wall of glossy cabinets and boasts more food preparation space than a top chef could wish for. You’ll love the acres of beautiful white Corian worksurfaces, soft closing drawers, lots and lots of storage, top-notch Fisher and Paykel dishwasher, induction hob, ovens, warming drawer and coffee maker. This is a great space for the whole family to congregate.
A private, lockable door from the family room leads into an annex area with two spacious rooms and a large bathroom with bath and shower. This is currently being used by one of the current owners as a ‘man-cave’ but could be used as a fifth bedroom with en-suite, office, guest or staff accommodation.
Muddy wellies and dirty dogs can be easily dealt with in the large boot/utility room which you can access directly from the back garden, and the whole downstairs is beautifully warm underfoot thanks to the very latest underfloor heating.
Whichever room you sleep in at Paddock View, you’ll wake to breathtaking views thanks to the enormous picture windows in the main bedrooms. (Don’t worry – there are blackout curtains fitted for lie-ins!).
Upstairs is split into two levels, providing a useful guest wing on the first landing, with two large double bedrooms, each with fitted wardrobes, and a huge bathroom with separate walk-in shower and a deep bath for soaking.
Take the stairs to the second level to a master suite that you won’t want to leave in the mornings. A vast picture window looks over the surrounding countryside and there’s enough room in here for the largest and most luxurious bed.
The master suite features every girl’s dream – a huge walk-in wardrobe which we are reliably informed can hold over a hundred pairs of shoes! There’s also a really lovely, spacious en-suite bathroom with huge tub, his and hers sinks and walk-in shower.
This is a simply stunning home and we look forward to showing you around.
A sweeping driveway with space for several cars leads up to a double garage with electric doors.
Paddock View is set on a plot of approximately ¼ acre, and the outside spaces wrap around the property, providing garden areas at the front and rear. At the front there’s an attractive gravelled area with raised terrace, which leads via a gate at the side of the house to the beautifully landscaped lawned area with a pretty water feature at the rear. The rear garden has a lovely space for outdoor dining and overlooks a well-maintained paddock.
An ideal home for horse lovers, Paddock View is situated in the heart of Upper Lambourn, and as its name suggests, the property enjoys views over the training grounds where you can watch the next generation of Ascot winners being put through their paces on a daily basis.
Upper Lambourn is a very pretty little village, rural yet well connected, and in an Area of Outstanding Natural Beauty. Lambourn has local shops, cafes, a pharmacy and a couple of great pubs. Nearby rail links from Hungerford, Swindon and Didcot will take you to London Paddington in under an hour, and the M4 is just 5 miles away at J14.
Lambourn has a CE Primary School, and two OFSTED ‘Outstanding’ secondary schools nearby: King Alfred’s Academy in Wantage, and Faringdon Community College. Independent schools nearby include Pinewood, Marlborough College and Abingdon.
